    Appraiser’s Guide to Covering Your Appraisals is a course designed for use by real property appraisers, financial institutions, underwriters, AMC personnel, and regulatory entities.

    Selecting and Supporting Market Adjustments is for the residential real property appraiser who wants to be at the forefront of the industry. Making proper adjustments is a vital component of an appraiser's scope of work, and as an appraiser you must be able to defend the adjustments you make. Therefore, this course is designed to demonstrate the best techniques for making and pulling your adjustments right out of the market.


    We are going to look at adjustments, as well as the support you’ll need for them. When you support your adjustments, you run a lot smaller risk of getting “that letter” from the state, or being a defendant in a lawsuit.

    We look at a statistics to help determine when and if an adjustment is market-oriented. You’ll be amazed to find that, even when they come directly from market data, that does not necessarily make them reasonable.

    Get to understand design styles and add confidence to your appraisals.

    The course explores fundamental skills of identifying the design style of a residential property. This course spends the majority of its time in three key areas.


    1. Roof, Window and House Front Designs-their role in the design style

    2. Room Layout and Number of Levels and detached versus attached properties

    3. Understanding how to identify upon observation the key features that differentiate styles


    Time is devoted to the USPAP SR 1-2 and 2-2 (a) with the application in a residential assignment. There are exercises within each chapter. This places approximately one-half of the classroom time in an interactive hands-on activity of critical thinking skills in understanding residential design style. The students are offered solutions to the exercises to ensure their comprehension is inclusive of the basic content exampled.


    Woven throughout the course text are references to the USPAP 2014-2015 edition guidance along with comparative sections of the various secondary markets to initiate and stimulate the residential analysis skills of the attendants.

    AQB Certified USPAP Instructor

    Bryan S. Reynolds is a KY/TN Certified General Real Property Appraiser, a registered agent with the TN State Board of Equalization and an AQB Certified USPAP Instructor. He has testified and appeared in various courts, planning and zoning boards as both an expert and as an agent making valuation arguments before local and state hearing officials and Administrated Law Judges. He was one of two appraisers chosen by the Commonwealth of Kentucky to attend an invitation only Level One Investigator Training and sent by Tennessee for Level Two Investigator Training presented by The Appraisal Foundation/AARO. He also serves as a contract Investigator of the State of Tennessee.


    Reynolds is the owner of Bryan S. Reynolds & Associates, Reynolds Appraisal Service. He provides various educational offerings, mentoring, residential and commercial valuation services, consulting and litigation support services throughout the region as well as being available for lectures and is well known for his Think Outside the "Check" Box approach.

    Hal Humphreys is founder/lead investigator of [FIND] Investigations, a PI agency in Nashville, TN.


    Mr. Humphreys is a Certified General Real Estate Appraiser,  A Certified Fraud Examiner, and a licensed private investigator.


    He serves as a hearing officer for the Davidson County Board of Equalization and is a contract investigator for the State of Tennessee Department of Commerce and Insurance.


    Hal is educational director at PIEducation.com and executive editor of Pursuit Magazine


    When he’s not interviewing witnesses or locating people, he’s also a writer, radio producer, hiker, and fly fisherman.

    • Do I have to be a licensed appraiser to take your courses?

    When you are through with the material, you will be required to take a final exam. If you pass with at least a 70% score you will be able to download a certificate of completion immediately to file and turn in to your state licensing authority with your license renewal paperwork.

    • How long will it take to complete a course?

    Our courses were designed to meet or exceed the minimum clock hours of instruction required by state laws. In many cases students can complete meet their entire continuing education requirements in a single day; this is especially helpful if your license has already expired and you cannot find a convenient continuing education seminar!

    • After I have paid, will I have to wait before I can take the course?

    You are granted immediate access to your class once you have completed the payment process. After payment you will immediately be emailed a username and password to log in.

    • Do I have to finish the course all at once?

    No. You can log back into your course and pick up where you last left off at any time. You may log in and out of your course any time of the day by going to the LOGIN page.


    • Will I receive proof that I took this course to send in with my license renewal?

    Yes. When you complete your course and examination you will be able to download and print your certificate of completion. Record the provided information for later use on your license renewal forms.
